Looking for a Dubai Land villa for sale or to rent? Dubailand is one of Dubai’s largest residential districts and the heart of its mid-market villa scene. Stretching between Emirates Road, Al Ain Road and Sheikh Mohammed Bin Zayed Road, it contains dozens of communities, from compact townhouses under AED 1 million to large standalone villas on wide plots. It is also where many of Dubai’s newest villa communities are being built.
This guide explains how Dubailand is laid out, compares its main villa communities with 2026 sale prices and rents, and covers what to check before you buy or rent.
Key takeaways
- Dubailand offers villas and townhouses for almost every budget: from about AED 0.9–1.1 million for compact townhouses to AED 6–13 million for large standalone villas.
- Popular family communities include Villanova, Serena, Mudon, The Villa, Falcon City and Living Legends, with new launches nearby from Emaar, Aldar and DAMAC.
- Typical 3-bedroom townhouses cost about AED 2.1–3.5 million; 3-bedroom rents typically range from about AED 110,000 to AED 260,000 a year depending on the community.
- Prices per square foot are generally well below central communities such as Dubai Hills Estate and The Springs.
- The main trade-off is distance: expect about 25–40 minutes to Downtown and Business Bay, and limited public transport.
What is Dubailand?
Dubailand was originally planned in the early 2000s as a giant leisure and entertainment district. Over time, much of it has developed into residential master communities, while keeping major attractions such as Global Village, IMG Worlds of Adventure and the Dubai Outlet Mall nearby. Today it is one of the main areas for family villas in Dubai, with a mix of established neighbourhoods and new off-plan projects.
Dubailand sits east and south of Al Barsha South and Arabian Ranches, roughly between:
- Sheikh Mohammed Bin Zayed Road (E311) to the north-west
- Emirates Road (E611) through the middle
- Al Ain Road (E66) to the east
- Al Qudra Road to the south
Because the district is so large, commute times vary a lot. Communities close to Sheikh Mohammed Bin Zayed Road and Al Qudra Road, such as Villanova, Serena and Mudon, are generally better connected to central Dubai than those further along Emirates Road or Al Ain Road.

Dubailand communities in detail
Villanova
Dubai Properties’ Mediterranean-style community is one of the most popular villa addresses in Dubailand. Clusters such as Amaranta, La Rosa, La Violeta and La Quinta each have their own pools and parks, and a community mall serves daily needs. Ready 3-bedroom homes resold for a median of about AED 3.0 million and 4-bedroom homes for about AED 3.7 million in the year to July 2026. The final cluster, La Tilia, is under construction with handover expected around 2028.
Serena
Serena, also by Dubai Properties, sits next to Arabian Ranches 2 and offers clustered 2- and 3-bedroom townhouses in phases such as Bella Casa, Casa Dora and Casa Viva. A 3-bedroom townhouse of around 2,000 sq ft with a maid’s room has recently been listed at around AED 1,546 per sq ft, or roughly AED 3.1 million. Service charges have been quoted at around AED 4.34 per sq ft.
Mudon
Mudon is an established, green community with large parks, cycling tracks and a central retail area, close to Arabian Ranches and Al Qudra Road. Three-bedroom townhouses typically cost around AED 3.4–3.5 million, and it was among the communities with strong villa price growth in 2025.
Al Waha
Al Waha is a smaller gated community by Dubai Properties with Mediterranean-style villas, a clubhouse, pools and parks, next to Serena and The Sustainable City area. Two-bedroom villas start from around AED 1.4 million, with annual rents for 2-bedroom units in the region of AED 100,000–125,000.
The Villa
The Villa is one of Dubailand’s original villa communities, with large Spanish- and Mexican-inspired standalone villas in clusters such as Ponderosa and Hacienda. Plots are generous and the setting is quiet. Ponderosa villas average around AED 6.7 million, with recent 4-bedroom sales between about AED 6.7 million and AED 9.1 million. On a price-per-square-foot basis it is one of the more affordable ways to get a large standalone villa in Dubai.
Falcon City of Wonders
Falcon City is known for its themed architecture and large villas, many of 3,750–6,000 sq ft with private gardens and pools. Villas listed for sale range from about AED 3.8 million to AED 6.9 million, with an average sale price of around AED 6 million. Global Village and IMG Worlds of Adventure are about 10 minutes away.
Living Legends
Living Legends offers large standalone villas, from 4-bedroom homes of around 5,300–6,000 sq ft to 6-bedroom villas of more than 10,000 sq ft, set within landscaped green spaces. Four-bedroom villas are listed at around AED 5.2 million, while 6-bedroom villas range from about AED 6.8 million to AED 13 million.
Rukan and Reportage Village
These projects offer some of the lowest entry prices for townhouse-style homes in Dubai, including rare 1-bedroom townhouses. In Rukan, 1-bedroom units are listed from around AED 0.9–1.1 million and rent for around AED 69,000–75,000 a year, while 2-bedroom units are listed at around AED 1.65–1.95 million. Reportage Village offers off-plan 1- and 2-bedroom townhouses from around AED 1.0–1.2 million.

Trade-offs
- Commute: Downtown, Business Bay and DIFC are typically 25–40 minutes away, longer at peak times.
- Public transport: no metro stations within the district; a car is essential.

- New supply: thousands of new villas and townhouses due over the next few years may hold back rent and price growth in some communities.
- Uneven maturity: established communities such as Mudon and Villanova feel complete, while newer areas may lack shops and schools for the first few years.

Buying in Dubailand: checklist
- Test the commute at peak hours from the exact community, not just “Dubailand”.
- Check the community’s maturity: are shops, schools and clinics already open, or only planned?
- Look at upcoming supply around the community you are considering.
- Compare price per sq ft of built-up area, and check plot size and orientation.
- Check service charges in the DLD service charge index.
- Inspect older villas in communities such as The Villa and Falcon City for AC, waterproofing, damp and pool condition.
- For off-plan, confirm DLD registration, escrow and the developer’s delivery record.
- Budget for buying costs: the 4% DLD transfer fee, about 2% agency commission plus VAT, a trustee fee and mortgage fees if financing. A property worth AED 2 million or more can qualify the owner for the UAE 10-year Golden Visa, subject to conditions.
